Property Surveyor (Building Services)
Location: Inverness (Flexible/Hybrid)
Contract: 14th April 2025 – 4th July 2025 (with the option to extend for an additional four-week period)
Hours: 35 hours per week, flexible between 08:00 and 18:00
Salary: £42,997 – £46,537.50 per annum

About the Role:
ASA Recruitment, on behalf of our client, is seeking an experienced Property Surveyor (Building Services) to undertake a programme of condition and suitability surveys across the local authority’s property portfolio. You will assess the mechanical and electrical building services of various facilities, providing detailed reports that will inform strategic maintenance planning and lifecycle forecasting.
Key Responsibilities:
? Conducting Surveys:
· Perform in-depth inspections of local authority properties, including schools, offices, depots, and leisure facilities.
· Assess the condition and suitability of mechanical and electrical building services, identifying defects and recommending remedial solutions.
· Prepare detailed reports on survey findings, including budget costs and performance rankings.
? Data Collection and Analysis:
· Utilise survey tools and software to gather accurate data on building services.
· Analyse data to identify areas requiring maintenance or upgrades.
? Reporting and Documentation:
· Compile detailed technical reports with cost estimates and prioritised recommendations.
· Present findings to premises managers, facilities management, and stakeholders.
? Compliance and Safety:
· Ensure all surveys comply with health, safety, and environmental regulations.
· Identify and report any immediate health and safety risks.
? Maintenance Planning:
· Assist in developing long-term maintenance plans and budgets.
· Contribute to the creation of strategic property management programmes.
? Stakeholder Collaboration:
· Liaise with premises managers, contractors, and Elected Members.
· Provide technical guidance on building services maintenance issues.
? Project Management:
· Oversee property survey projects, managing staff and contractors.
· Ensure procurement activities adhere to regulations and financial guidelines.
What We’re Looking For:
· Qualifications: Degree or diploma in Mechanical/Electrical Building Services Engineering or a related field.
· Experience: Minimum of 3-5 years in building services surveying, preferably in the public sector.
· Technical Skills: Proficiency in AutoCAD, MS Office, and survey software packages.
· Knowledge: Strong understanding of building regulations, health & safety standards, and maintenance practices.
· Competencies:
o Excellent analytical and problem-solving skills.
o Strong communication skills, with the ability to produce clear and concise reports.
o Effective time management and organisational abilities.
· Travel: Access to personal transport for travel across the local authority area.
